CIVITAS is pleased to announce the conclusion of CEO Dennis Perkins’ first semester as professor of Strategic Commercial Leasing at the Johns Hopkins University Carey School of Business at the new JHU Bloomberg Center in Washington, D.C. The course enabled students to understand and negotiate commercial leases to create maximum value for property owners of all sizes, including institutional owners and investors. 

“I am excited to have taught at JHU and to continue applying real-life case studies to illustrate the negotiation process between institutional owners, lenders and tenants for students to understand the nuances of commercial leasing,” noted Perkins. “This was a fantastic opportunity for business students to understand how lease terms impact the value of greater business strategic priorities.”
 

The course provided an in-depth understanding of the economic, legal and control issues related to commercial leasing. In-class discussions included the risk-return considerations property owners must evaluate when negotiating individual lease provisions. Leasing considerations include the impact on property valuation, property financing and asset disposition strategies. Students evaluated how a company’s leasing strategy impacts their overall real estate portfolio risk, valuation and returns. The course structure included lectures, group discussions and in-class negotiation to practice for future use cases. A special focus was put on how institutional owners and real estate investment trusts (REITs) view leases, various tenant uses and overall leasing strategies. 

Perkins taught at the new state-of-the-art, LEED Gold®Johns Hopkins University Bloomberg Center at 555 Pennsylvania Avenue NW in Washington, D.C., just minutes from the Capitol and National Mall. Designed to encourage community and collaboration, the building features 38 classrooms, individual and group study spaces and rooftop terraces amidst stunning views of the bustling city.
